The Clark Ventures portfolio is comprised of properties located in the most supply-constrained submarkets of metro Atlanta, notably the northern suburbs.

Our assets are ones which are of institutional quality in terms of size, age, and quality; they average 300 units per property, command rents in excess of $1500 per month, operate at expense to revenue ratios below 40%, and maintain average occupancies in the range of 94-96%. Delinquency rates hover around 1%. Work orders are typically resolved within 24 hours.

The median age of our assets is 14.5 years and most units feature 9’ ceilings, contemporary interior finishes, and amenities.

We have acquired well-located properties which could be acquired below replacement costs and then renovated at a final cost still beneath that of new supply. We look to provide state-of-the art product (granite counters, stainless steel appliances, hardwood floors, etc.) at $1.50-$1.75 per square foot rents in submarkets where new product is charging $2.25 or more per square foot.
